What Should I Do Once I've Applied
for a Mortgage Loan and Found a Home?

  1. Fill out the loan application completely.

  2. Respond promptly to any requests for additional documentation,
    especially if your rate is locked or you plan on closing by a certain date.

  3. Do not make any major purchases, such as buying a car, furniture,
    or another house until your loan is closed. Anything that might cause
    increased indebtednesss may have an adverse affect on your current
    application.

  4. Do not move money into your bank accounts unless it can be traced.
    If you are receiving money from friends, family, or other relatives,
    please contact us.

  5. Do not go out of town around the closing date. If it's necessary
    for you to leave town you can sign over power of attorney to
    another individual to sign on your behalf.

  6. Notify us before applying for any credit, including credit cards,
    personal loans, or even another mortgage company. Some loan
    programs have strict guidelines regarding your credit score. Too
    many credit inquiries may lower your credit score and may have
    an adverse affect on your loan approval.

  7. Depending on the loan program you're applying for and your unique
    personal circumstance you may need to present some or all of the
    following:

    •   A copy of your purchase agreement or, if applying
    for a new construction loan, copies of plans and
    specifications from the builder/contractor(s).
    •   A legal description of the property being purchased.
    •   A copy of the property's listing sheet.
    •   A Contract of Sale and a copy of the HUD-1 Closing
    Statement if you are in the process of selling a home.
    •  Evidence of permanent residency issued by INS
    (a.k.a. green card) if you are a resident alien.
    •  Names, addresses, and phone numbers of all parties
    involved in the transaction, including attorneys
    and/or closing agents and real estate agents.
    •  If refinancing, a copy of the recorded deed.
